Mersin Real Estate Market 2026: Figures, Dynamics and Opportunities for Investors

Port expansion, a new airport, the metro project and strong foreign buyer interest are putting Mersin's housing market in the spotlight in 2026. We examine the city's real estate picture with current TurkStat and sector data.

Why Is Everyone Talking About Mersin in 2026?

As one of the Mediterranean's largest port cities, Mersin has long had an economy built on trade and logistics. Recently, however, the city's real estate market is being assessed not only through local dynamics, but alongside nationwide housing activity, strong foreign buyer interest and several major infrastructure projects progressing at once. 2026 stands out as the year in which most of these threads begin to produce concrete results.

In this article we look at the current picture of Mersin's housing market through official and sector data, then discuss the dynamics shaping that picture and what they mean for buyers and investors.

Mersin's Housing Market in Numbers

Average Prices

According to the March 2026 Real Estate Report prepared by Emlakjet using Endeksa data, the average home sale price in Mersin stands at 4,496,575 TL. The same report puts the city's average price per square metre at 34,325 TL.

It is important to remember that these are citywide averages. There can be a significant gap between the price of an apartment on the coastal strip and a similarly sized home in inner neighbourhoods. Averages provide a starting point; the real price is always determined by neighbourhood, building age, floor, orientation and complex amenities.

Sales Volume

According to TurkStat's June 2026 home sales statistics published on 17 July 2026, 129,979 homes were sold across Turkey in the month. This points to a 15.8% increase compared with the same month last year.

In the same period, 4,445 homes changed hands in Mersin. That is a strong volume showing the city is taking its share of nationwide activity.

  • First-hand sales: 43,406 units nationwide, up 23.1% year on year — 33.4% of total sales
  • Second-hand sales: 86,573 units, up 12.5% year on year — 66.6% of total sales
  • Mortgaged (housing loan) sales: 25,993 units, up 72.1% year on year — 20% of total sales

Two points stand out in this distribution. First, first-hand sales are rising faster than second-hand ones, signalling that demand for new projects is reviving. Second, and more striking, is the 72.1% increase in mortgaged sales. Buyers using credit are clearly returning to the market.

The Foreign Buyer Picture

According to TurkStat data, 2,015 homes were sold to foreigners across Turkey in June 2026, a 20.1% increase over the same month of the previous year. By province the ranking is: Istanbul 837, Antalya 667 and Mersin 149 homes. In the same month, 16 commercial properties were also sold to foreigners in Mersin.

By nationality, Russian citizens led nationwide with 381 homes; Ukrainian and Iranian citizens followed with 170 homes each.

The picture in Mersin was similar in earlier months. According to Emlakjet's March 2026 report, 87 homes and 14 commercial properties were sold to foreigners in the city that month. Among foreigners buying homes in Mersin in March, Russia stood out with 37, followed by Germany with 16, Ukraine with 13 and Kazakhstan with 4 people. The same report places Mersin among Turkey's top 3 provinces for home sales to foreigners.

The Inflation Environment

Price figures must be interpreted with the general price level in mind. According to TurkStat's June 2026 CPI data announced on 3 July 2026, monthly inflation stood at 0.99%, annual inflation at 32.11% and the 12-month average at 32.03%. Keeping this framework in view when assessing nominal price increases is important for setting realistic return expectations.

The Dynamics Feeding Demand

Mersin Port and the EMH-II Project

Mersin Port sits at the centre of the city's economic identity. According to information shared by the Ministry of Transport and Infrastructure, the EMH-II project will raise the port's capacity from 2.6 million TEU to 3.6 million TEU — an increase of 1 million TEU.

Under the project the quay is being extended by 380 metres and 176,000 m² of backup area is being gained. Once complete, two 400-metre mega container ships will be able to berth simultaneously along the 880-metre quay. The Ministry expects the project to create 500 direct and 5,000 indirect jobs, and aims for completion in 2026.

From a real estate perspective, the critical factor here is employment and logistics density. As service and storage activity around the port grows, the demand side strengthens both in commercial property and in rental housing for the working population.

Çukurova International Airport

Opened in 2024, Çukurova International Airport has an annual capacity of 9 million passengers. In the first quarter of 2026 the airport handled a total of 1,290,002 passengers on domestic and international routes. On domestic routes the most preferred destinations are Istanbul, Izmir and Antalya; on international routes Northern Cyprus, Düsseldorf and Frankfurt stand out.

Balance is needed here: current passenger traffic remains below the airport's potential capacity, and it is assessed that international flight frequency in particular needs to increase. In other words, the airport is not today a hub operating at full potential, but infrastructure expected to mature in the period ahead. For investors this is a theme that offers opportunity but also requires patience.

The Mersin Metro Project

The Mersin Metropolitan Municipality's metro project is an investment expected to fundamentally change urban transport. The first stage consists of a 13.4-kilometre underground line with 11 stations; the project is planned in three stages in total.

The line runs along an east-west axis, aiming to connect the university, port and industrial zones. As of December 2025 the bulk of external credit approval processes had been completed, and groundbreaking was targeted for the first quarter of 2026.

Metro lines generate interest in real estate around their stations everywhere in the world. But it should be remembered that this effect progresses gradually throughout construction and becomes clear once the line enters service.

Foreign Buyer Interest

As the figures above show, Mersin is among Turkey's most preferred provinces for home sales to foreigners. This interest can be explained by the city's position on the Mediterranean coast, its climate, price levels more accessible than Istanbul and Antalya, and its developing transport infrastructure. Foreign demand is felt particularly in the quality housing stock along the coastal strip and in central neighbourhoods.

What Does This Mean for Buyers and Investors?

Buying to Live In

For buyers looking for a home to live in, the current picture points to a period of increasing choice. The rise in first-hand sales shows new project supply is active, while the second-hand market remaining large by volume shows room for negotiation is preserved. Clarifying criteria such as the metro route, access to schools and hospitals, and building age from the outset reduces later regret.

Buying to Invest

On the investor side, the timetable of infrastructure projects is decisive. The port capacity increase, growth in airport flight frequency and progress on the metro all have effects on different time scales. Expecting high short-term returns on the basis of just one of them is not realistic. A healthier approach is to assess rental yield together with the population and employment trend of the area.

Buyers Using Credit

The strong increase in mortgaged sales shows the financing side has become more active. However, housing loan interest rates vary by bank, by term and even by week. In 2026, Mersin is a city taking its share of nationwide housing activity, ranking among the leaders in foreign buyer interest, and hosting several major infrastructure investments at once.
